If you've heard the news lately you know traditional real estate transactions are way down. But one group of potential buyers that's not down are those who want to rent to own. It's an opportunity for them and for you. Over the past few months we've had a lot more buyers than we have houses to sell. You'd think that it would be the other way around with the economy the way is, but it's not. Yes, there are a lot of houses on the market right now, but many would-be buyers can't quite meet the new bank requirements. Many of these people are previous home owners and know the value of homeownership, but due to the financial meltdown in mortgage lending, they are left with no alternative other than renting, so renting to own is very appealing.
What we're finding is that most landlords haven't considered the benefits of rent to own. Usually it's because they don't know how it works or who to call, and that's the reason we contacted you. We are looking for homeowners or landlords who are willing to rent their homes on a lease purchase agreement.
How it works:
We have buyers that we have invested time and effort in. Every candidate we
present to you has been screened. We have already gotten a credit report,
performed a background check, have qualified them by income, and prepared
them to become a home owner. They have a down payment and can pay you a
monthly rent. We have also hired a lender to evaluate the tenant buyer's credit
and provide the tenant a letter stating what specific things they need to do in
order to qualify for traditional financing. The tenant buyer understands the
letter, what is required, and is comfortable in doing those items with the goal
of qualifying for a traditional loan in 12 to 24 months. We call these qualified
buyers, "Homeowners in Training."
Our buyers will give you full market value for your house and full market rent during the lease period.
Another benefit to the seller is that a "Homeowner in Training" tends to take care of the property better than a normal tenant because they see it as their property. Plus, you will have a written agreement with them that plainly states they are responsible for repairs to the house. So if the furnace goes out or the toilet stops up, they don’t call you in the middle of the night. It saves a lot of landlord headaches and is a great benefit for you.
What happens if:
We always get this question so I try and answer it right up front. What if
the worst happens and my "Homeowner in Training" defaults? We'd like to say it
never happens, but it does. We have a good success rate due to the rigorous work
we put into screening our buyers, but there are always those cases. You're
dealing with people and you have to expect some will not follow through with the
program. In those cases the buyer loses his option to buy (including their down
payment), they are in default, and you can evict them. It's in the buyer's best
interest to stay the course, but your agreement lets you choose the outcome. (We
also offer fee based property management services if you prefer not to deal
directly with the client including: point of contact, rent collection, eviction,
etc.)
The best part:
I've saved the best part for last. Our service costs you nothing! All our
fees are paid by the buyer.
Our goal:
Our goal is to help buyers who thought they couldn't own a home to purchase one,
and help sellers find just the right buyer. We've done this for years right here
in Middle Tennessee. In times past we've done it in a more traditional way, but
times have changed so, too, must we. The buyers have responded, now we've got to
get busy finding and educating potential sellers.
